About this pack

Your clients do not want a specialist. They want their accountant.

The reforms have changed the conversation around residential property, and your clients are likely to bring those questions to you first.

The challenge isn’t just knowing the technical position. It’s having a structured way to start the conversation, explain what has changed, answer the questions that follow and identify where further advice is needed.

That’s what this pack gives your firm.

A ready-to-present client seminar/webinar. The campaign to get clients in the room. Professional handouts for them to take home. Technical material to support your presentation and follow-up conversations. And an engagement letter to help turn those conversations into paid advisory work.

So instead of building a client education campaign from scratch, you have the presentation, marketing, technical support and follow-up already prepared.

!

You do not need to be a property specialist. Almost nobody is. You need to be able to have one conversation competently. This pack is everything that conversation requires, from filling the room to writing the engagement letter afterwards.

The opportunity

Sooner or later, every client with surplus cash looks at property investing. The only question is whether they talk to you before or after they buy.

You don’t act for property investors. Almost nobody does. That’s not what this is.

Property isn’t a client segment. It’s what your clients do with money once they have some, which means it cuts straight across whatever you actually specialise in.

Medical practitioners on the top marginal rate with strong borrowing capacity
Business owners with equity in the family home
Trades and construction clients who buy property and sometimes build it
Farming clients dealing with land, land tax and succession

Every one of them, sooner or later, wants to invest.

And here’s what makes it interesting: the moment a client starts thinking about property, the conversation stops being about compliance. It’s about entity, timing, ownership, state, and what they’re going to be worth in twenty years. That’s advisory work. It’s the conversation most firms say they want to be having and few have a natural way into.

This pack is the way in.

What the 2026 reforms changed

Negative gearingOn established dwellings
The 50% CGT discountReplaced for affected acquisitions
1 July 2027Both take effect from this date

That creates a window, and it closes at contract date.

Before a client signsSeven decisions are open

  1. New or established
  2. House or unit
  3. Price point
  4. Which state
  5. Entity
  6. Ownership split
  7. The contract date itself

After they signThree remain

  • Depreciation
  • Loan structure
  • Repairs versus capital timing

And all of them are small.

Your client will spend six months choosing the property and no time at all choosing how to own it. The hour that decides the outcome is the one they don’t know they need.

Right now, someone else is having that conversation with them. The mortgage broker, the buyer’s agent, the developer’s sales team. Every one of them paid on the transaction, and not one of them raising the entity, the ownership split, the state, or whether the client is grandfathered.

One conversation is all it takes

You never know when a client is looking, and they will not tell you. Getting in front of them once, before the decision, is what makes you the person they call. That is the whole purpose of this pack.

You already have the list.

It’s in your client file, not your mailing list.

Who it's for

Any practising accountant with clients who own residential property, are thinking about buying, or have adult children asking about it. That is most of your client file, whatever your specialty.

No property specialisation required. No prior knowledge of the reforms assumed.

What you'll walk away with

Ten components. One conversation, covered end to end.

1

A seminar/webinar you can present tomorrow

16 unbranded slides with presenter notes on every one, a run sheet for in person and another for online, and the exact shape of the forty five minutes.

2

A campaign that fills the room

Four emails, two newsletter versions, four social posts, registration page copy, SMS reminders and the calendar invitation. All written, all ready to send under your name.

3

The work that follows the night

A capture sheet completed before anyone leaves, and an engagement letter with four deliverables and seven exclusions, so a fixed fee stays fixed.

💬

Everything client facing is unbranded. Add your own logo and present it as your firm's. Anything variable in the campaign copy sits in square brackets.

  • The position poll, with exact wording

  • The three client positions defined at the top
  • A four point checklist before you pack up
06 Client facing

Client handouts, 2 pages, unbranded

Client Handouts, worksheet plus one pager

Your Property Position

  • A fill in worksheet capturing contract date, settlement date, ownership and state for up to four properties, plus five follow on questions
  • Built around the single fact most clients get wrong. They remember the settlement date, not the contract date

Thinking of Buying?

  • The seven decisions that close the day a contract is signed, the three that remain afterwards, and why changing the entity later is a sale rather than a correction
  • Evergreen. Send it to any client who mentions buying
07 Practitioner only

The Adviser's Playbook

The Adviser's Playbook, practitioner use only

The technical spine behind everything else. Practitioner use only, never shown to a client.

Acquisition and grandfathering

  • The acquisition trigger, grandfathering, and why contract date is the fact that matters
  • Negative gearing quarantining, what a quarantined amount can and cannot be applied against
  • CGT indexation versus the former discount, and where the crossover sits

Structuring and holding

  • The two routes available to a client acquiring residential property
  • Entity selection, asset protection and land tax
  • The main residence endgame, one to one meeting content, with the conditions and the trap that mirrors it

Risk and discipline

  • Succession and the integrity provisions
  • Presentation discipline, Part IVA and standing caveats
  • Open technical matters, flagged explicitly rather than glossed over
08 Practitioner only

The model

What it’s worth

The seminar/webinar is free. What it sells is not.

On the modelled figures, the gap between the best and worst option available to the same client, on the same budget, over the same twenty years, is $538,000.

A client making a decision of that size on the strength of a newspaper article is not a client to bill at an hourly rate.

The pack includes the scoped engagement and the pricing logic to go with it.

Questions

Everything you need to know

Still unsure? Reach our team any time at info@advisersdigest.com.au.

Do I need to be a property specialist to use this?

No. Almost nobody is. The pack is built so you can have one conversation competently, and it gives you everything that conversation requires, including the technical spine behind it in the Adviser's Playbook.

Is the client material branded to Advisers Digest?

No. Everything client facing is fully unbranded. The 16 slide deck and the two client handouts are yours to add your own logo to and present as your firm's. The campaign copy is written to go out under your firm's name, with anything variable sitting in square brackets.

Can I run the seminar/webinar more than once?

Yes. The pack is licensed for use within your firm, so you can run the session as many times as you like with your own clients and prospects. The handouts are evergreen, so "Thinking of Buying?" can go to any client who mentions buying, long after the seminar/webinar.

Can I run it online instead of in person?

Yes. There is a separate webinar run sheet for exactly that, covering what your platform must be able to do, the four edits the campaign copy needs for an online session, the position poll wording, and how to handle questions in writing without giving written advice.

When is the practitioner session?

Filling the Room runs online at 12:00 PM AEDT on Tuesday, 13 October 2026 and carries 1 hour of CPD in practice management. It is included with the pack.

Can I buy the Filling the Room webinar on its own?

No. Filling the Room is only available as part of the Client Conversation Pack and is not sold separately. The session walks through how to run the seminar/webinar, fill the room and convert the follow up using the exact deck, campaign copy and run sheets in the pack, so it is of little use without them.

What if I cannot attend the session live?

You get access to the recording for 90 days after the session, so you can watch it whenever suits your practice.

How is the pack delivered?

First delivery is available from 1 September. The deck, handouts, run sheets, capture sheet, Playbook, model and engagement letter are all supplied in editable formats so you can brand and adapt them.

What format are the files provided in?

Everything is supplied in editable format so you can add your firm's branding. The seminar presentation is a PowerPoint file. The handouts, technical notes and engagement letter are Word documents. PDF versions are also included for the client facing material, so you can distribute without editing if you prefer. The files download as a single ZIP file once first delivery is available on 1 September.

Does the pack give tax advice to my clients?

No. The client facing material deliberately avoids naming specific tax strategies. Its purpose is to start conversations, not to give advice by email or from the front of a room. The Adviser's Playbook, which carries the technical detail, is for practitioner use only and is never shown to a client.

Can I get a refund?

All purchases are final. Because the pack is delivered as a downloadable digital product (soft copy) from 1 September, we do not offer refunds.
